The Watson Receives ULI’s 2019 Jack Kemp Award for Excellence in Affordable and Workforce Housing

CUBE 3 is honored to have The Watson be one of only three projects chosen to receive the Urban Land Institute’s 2019 Jack Kemp Excellence in Affordable and Workforce Housing Award, which recognizes exemplary developments that demonstrate creativity in expanding housing opportunities.

Established in 2008 and named in memory of Jack Kemp, former secretary of the U.S. Department of Housing and Urban Development, the award honors developments that meet affordable and workforce housing needs and help to create mixed-income communities.

Officially opened since June 2019, The Watson, located at 116 East Howard Street in the historic shipyard area of Quincy, MA, was developed to bring a mix of affordable, middle-income, and market-rate multifamily housing to this growing neighborhood found eight miles south of Boston.

Developed by WinnCompanies and NeighborWorks Southern MA, the project was designed to stimulate the local community and take aim at the need for “workforce housing”, as identified in a speech delivered by Governor Baker at the project site last year.

The Watson houses four stories / 140 units, consisting of a mix of studio, one-bedroom, and two-bedroom leasable apartments above one-level of podium parking (246 Spaces). Residents have access to featured amenities such as fitness center, lounge, club room, outdoor patio and courtyard. Drawing inspiration from its surroundings, the project combines Quincy’s historic seafaring environment with contemporary modern designs in both the interior and exterior finishes.

Congratulations to our CUBE 3 team—David Giuliano, Chris Morse, Quoc Le and Danielle Meri—for a job well done!

“These are the types of real estate projects that are often the hardest to pull together, but at the same time, the most inspiring to complete.”
J. Ronald Terwilliger, Terwilliger Center Founder and Chairman
